Modena by Cordia in Poznań's Jeżyce - launch of the II stage of the development

Modena, once one of Poland's leading clothing factories, famous for its production of elegant blazers, coats and suits, is now becoming a modern neighbourhood that is being developed with respect for its rich history. How has this part of Jeżyce changed and is still changing before everyone's eyes?

The second phase of the Modena by Cordia estate will comprise three parts.

The site of the former Poznan "Modena" clothing factory in the Jeżyce, which has been disused for over twenty years, has gained new life. The new owners in the 6-storey building with an 8-storey dominant, which was built in the first stage of the investment from the developer Cordia Polska, are moving into their flats. A total of 262 flats and 9 service units have been put into use. The building has been constructed with the utmost care and attention to detail - for example, the finish of the common areas refers in style to the stairwells of the historic buildings in the area.

Now the time has come for another chapter in the history of this very important area of Jeżyce. The second phase of the Modena by Cordia estate will comprise three parts. The first part, which construction has already begun, is a 7-8 storey building with 199 flats and one service unit.  The new building will be similar in size, architecture and design to the first phase. The architecture studio HRA Architekci has designed facades in calm, light tones, with accents alluding in their design and texture to the neighbouring brick buildings of the district. Balconies, loggias and terraces on the top floor will form the tectonic of the facades, highlighted by varied balustrades. Flat areas will range from 27 to 116 m2.

The interiors of the common areas of the second stage will also be in a similar elegant black and white style as the finished building of the first stage of the project. In the entrance area, mosaics inspired by the history of the "Modena" clothing factory, made by a well-known mosaic manufactory from Poznań, will appear on the external and internal walls.

Natural harmony and comfort

The new residential building will provide residents with a high level of comfort thanks to a spacious two-level underground garage with 182 parking spaces, including charging bays for electric cars. There will also be 200 bicycle spaces and dedicated single-track boxes. In addition, trolley rooms and storage units are planned. The entire building will be covered by security and monitoring, and entry into the garage will be facilitated by a modern vehicle registration plate recognition system.

A playground will be created in the new part of the development, and the second part of the historic avenue of over 100-year-old plane trees, which is the central element of the Modena by Cordia development, will be revitalised. As a result, this unique, previously inaccessible green corner will now be fully open to all residents of Jeżyce. In addition, there will be new planting, including trees, bushes, hedges, perennials and decorative grasses. Their watering will be ensured by another retention reservoir collecting rainwater.
