Nowy Rynek is a multi-phase project, developed in line with ESG requirements, which will ultimately comprise five buildings with different functionalities, with a total floor area of over 100,000 sqm. Tenants are already using three buildings within the complex. In the second quarter of 2023, another one, marked with the letter E, will be put into use. Employees will have at their disposal not only comfortable, modern and secure office spaces, but also a large terrace with a gym and a view of the city skyline. Nowy Rynek is located in the heart of the city, right next to Poznań Main Station. There are numerous service points, a large shopping centre and hotels in the area. Thanks to bus and tram connections, it can be reached quickly and comfortably. Within 15 minutes you can get from here to Poznań-Ławica airport. The city itself, meanwhile, is growing dynamically - in 2022 alone, 11 new companies from key sectors started operations here. Poznań has also won the prestigious title of the European City of the Future. The capital of Wielkopolska also remains one of the cities with the lowest unemployment rate in the country and records a year-on-year increase in GDP.

The project carried out by Skanska has already become a permanent part of Poznań's business landscape. It exemplifies a new approach to office investments, taking into account the needs of the local community and complementing the urban fabric in an interesting way. With the opening of Building E, Poznań will gain a unique meeting place - an internal square in the form of a park, open to all city residents and visitors. A fountain will appear in the square, and brine graduation towers will operate at one of the planned pergolas. Skanska has also taken care of the varied greenery by planting 15 large trees - maple-leaf plane trees and swamp oaks. In spring, smaller trees will also be planted at the site. These will include hornbeams and gleditsias. There will also be shrubs, climbers and grasses in the square.

- This is an entirely new quality on the market and a change in the perspective of thinking about office investment, where the added value for the city and our immediate surroundings is just as important as the quality of the offices themselves - says Konrad Ziejewski, Project Director at Skanska's commercial development business unit in CEE.- We always carry out our investments in such a way as to bring added value to the local residents. We also take care to minimise the environmental impact and plant as much greenery as possible. We want Nowy Rynek to be an integral part of the city, providing not only places to work, but also an area where all the citizens of Poznań can relax and unwind. Hence the concept of an internal market, filled with interesting, varied greenery - adds Konrad Ziejewski.

The buildings of the Nowy Rynek complex have been designed in accordance with ESG criteria. The LED lighting and its management system allow for up to half the energy consumption. The buildings are powered by energy produced from 100% renewable sources, and the office buildings also use so-called grey water - water that has already been used once and can be reused, for example, for flushing toilets or watering flowers.

The buildings have a ventilation system with high-performance filters, which provides up to 30% more fresh air. Adiabatic humidifiers take care of the right humidity. Air conditioning based on a chilled beam system operates quietly and guarantees a comfortable temperature and energy efficiency.
