Nowy Rynek in Poznań is getting bigger

Skanska started the construction of the third office building within Nowy Rynek complex in Poznań. The 14-storey building will provide approximately 27,000 m2 of modern office space. As part of the investment, construction of underground parking for the third and fourth buildings has started.

Nowy Rynek is an investment located in Poznań at the place, where the most important communication lines crossbreed, in the very heart of the dynamically developing part of the city, surrounded by parks and historical buildings of Wilda district.

Skanska has started the construction of the third office building of the Nowy Rynek complex. The building will provide approximately 27,000 m2 of modern office space. The company has also started construction of underground parking for the third and fourth buildings. The completion of works is scheduled for the second quarter of 2021. The office building is being built at the crossroad of Wierzbięcice and Wujka streets. It will combine office functions as well as service and commercial ones. Up to 10,000 people will be able to work at the entire complex.

The next office building is being implemented

The third building, like all other office buildings of the complex, will apply for the LEED Gold certificate and the "Obiekt bez Barier" [Object without barriers], which confirms that both the building and the space around it are fully adapted to the needs of people with disabilities, parents with children, seniors, and people who do not speak Polish. The project is implemented in accordance with the assumptions of the WELL certificate, one of the most demanding systems that measures the quality of office space. Buildings with this certificate provide employees with the highest comfort and healthy working conditions. After completion of the construction, the office building will apply for the WELL certificate.

- We are beginning the construction of another office building within Nowy Rynek investment thanks to the fast commercialization of the first two buildings. The complex is very well located, close to the centre of Poznań, where is currently a small supply of office space. We see a lot of interest in our project from companies that are important employers on the market in Poznań - said Mariusz Krzak, regional director in the Skanska office unit in Poland.

The first building of the Nowy Rynek complex was bought by Franklin Templeton Investments. In turn, the second building was almost completely rented.

- Demand for office space in Poznań remains at a high level. Thanks to the great interest in modern office space, we are constantly diversifying the portfolio of renters. At the same time, we are observing a permanent increase in the business process outsourcing sector (BPO) or shared service centres (SSC). Therefore, we expect that 2020/2021 will bring high renters' activity - emphasized Małgorzata Wojtoń, leasing manager at the Skanska office unit in Poland.

Multifunctional space

The Nowy Rynek project will create an open area, which will be available for Poznań residents to use it in many ways - by working in newly created office buildings or resting in the backyards of cafes. The project will become an important element of the new district, enriching its urban offer.

Skanska has invited the best architectural studios in Poland to design individual buildings. The Maćków Pracownia Projektowa studio from Wrocław is responsible for the design of the first two buildings. The authors of the third and fourth building are the medusa group.
