The real estate market borders

The conference entitled "The real estate market borders" organized by the Investment and Real Estate Faculty of the Poznań  University of Economics gathered around 200 participants at the Poznań Novotel Center. Within two days four discussion panels were held: The real estate market borders, The development of the local real estate markets, Financing of the real estate market, Land zoning and the cooperation with local authorities in the real estate sector.

The conference was inaugurated by a solemn address held by the Rector of the Poznań University of Economics, the PhD Maciej Żukowski and in the following lecture fifty years of the Investment and Real Estate Faculty's history were presented.  The special lecture was held with participation of the PhD Marek Bryx of the Warsaw School of Economics.

The participants represented numerous Polish university schools, firms and institutions related  to the real estate sector. On behalf of the Poznań City Hall the Deputy Mayor Bartosz Guss and the Director of  the City Planning and Architecure Department Piotr Sobczak were present.

Based on the statements of the lecturers one can make certain characteristic of the real estate market. Because of its diversity there are neither development-  nor location-related  limitations, however it is necessary to consider it  regarding  local peculiarities.

The speakers came to a conclusion that the financing of the private investments, mainly in the residential sector, is well organized.  On the other hand the financing of the institutional investments is in a worse condition, partly due to the necessary amount of money that exceeds massively the expenses in the private sector, and therefore needs improvement.

According to the speakers the cooperation of the local authorities with the investors should start at the very beginning of any project. A representative of one of the local property developers suggested the municipal plans concerning the development of the infrastructure (public transportation, sewage system, water pipelines etc.) should be made public to enable the developers to plan their  investments accordingly, to avoid unnecessary social and environmental costs resulting from the lack of infrastructure, and  to optimize their location.

The representatives of the local authorities pointed out that the zoning tools are outdated  and suggested they should be adapted to the present circumstances. The conference was a great success, the sign of which, considering the peculiarity of the discussed topics,  was a relatively high number of around 200 participants.
