What will be created at Rataje roundabout?

At the beginning of May, the city councilors adopted the local spatial development plan "Latin - South - part A" in Poznań, thanks to which it will be possible to build modern skyscrapers at Rataje roundabout. In our series of publications on urban real estate, we present today two plots located right at Rataje roundabout.

Location is the key advantage of these properties. Rataje roundabout is an important communication junction of Poznań, in which numerous tram and bus lines intersect, and ul. Krzywoustego leads to the Krzesiny highway junction. There are 5 and 6 tram stops, respectively, from the Main Railway Station and the fairgrounds. Nearby there are recreational areas around Lake Malta and the Poznan University of Technology campus.

Both investment fields having the  area of respectively 5,507 m² and 12,240 m² are covered by the applicable local spatial plan Rja: "Latin - South - part A" in Poznań and, according to it, intended for service functions. A potential buyer will be able to build an office building, hotel or a student house here. The attractiveness of the property is increased by the fact that the local spatial development plan allows for parts of 2U and 3U plots architectural landmarks measuring 64 m and 100 m of height. Buildings in the remaining area must be between 17 and 25 m high. The permissible building area is up to 57% of the plots. High quality architecture is expected due to its strategic location. The investment guarantees profits for the potential buyer and gives the opportunity to create buildings that will become icons of right-bank Poznań, and users will find an easily accessible place to work or stay.

The implementation of the arrangements of the spatial development plan will complete the vision of the city planners and give new quality to this part of Poznań, and the two high-rise buildings will become landmarks on the city map. An additional attraction will be the views of the city from the upper floors.
