City of Poznan investment offer in 2020 - strategic areas

The City of Poznań offers dozens of investment fields for various functions (residential, service, or industrial and logistics), which are rented, leased and sold every year. Currently four strategic areas are most important for the sustainable development of Poznań - Wolne Tory (Side Tracks), area of the former Garbary power and heating plant, the so-called Nowe Jeżyce and the area at Unii Lubelskiej St.

According to the masterplans prepared by the Municipal Urbanism Workshop the strategic areas will become new districts of Poznań, ensuring well-considered city development as part of a new sustainable planning policy.

Wolne Tory

It is the most attractive area for potential investors due to its size (about 100 hectares) and strategic location in the city center near the railway station and the Poznań International Fair. The newly created Wolne Tory district will connect the historical districts Wilda and Łazarz with each other. According to the MUW plans, the service function will dominate in its northern part, and the residential one - in the southern part. A new tram line will be the main transportation axis of the district.

The former Garbary power and heating plant

The city authorities hold much hope regarding the development of this area. The MUW has also created a development project for this real estate. The 10-hectare property, located on a former island on the Warta river, washed on both sides by the river waters, which is an undoubted value of this area and which opens up interesting opportunities for the new owner, Robyg. The historical buildings of the former plant and the remains of the fortress, entered in the register of monuments, bring great potential.

Goplana is a multi-stage project of the Colian Development company. Within the project a modern downtown district will be created. Currently over 300 new apartments in two buildings are on sale. The first stage of the Fama Jeżyce project of the Poznań developer Monday Development has also started. Its completion (over 250 apartments in two buildings) is planned for the second half of next year. Ultimately the new housing estate will have over 2,000 apartments.

In the near future, two city plots at Unii Lubelskiej St. - a part of a new residential area planned by MUW in the south-eastern part of Poznań - will be put on sale. According to the local spatial development plan in force, high-rise architectural landmarks of up to 60 meters height may be constructed on them. The tender for the first plot of approximately 22,000 square meters is planned for July 2020. Currently a modern tram route that will ensure better connection with other districts of Poznań and will positively affect the investment attractiveness of this area, is being built along Unii Lubelskiej St. The works are to be completed in 2020.
