This autumn and the next seasons promise to be interesting - attractive and large municipal real estate areas are announced for sale by open tender! This time the City's offer is broad. There are grounds in various districts of Poznań, of various sizes and for various purposes.

The Area of Garaszewo and Obodrzycka Streets - for sale in September and October

Investors seeking large, undeveloped areas designated for production, warehouses, or services can be interested in the properties in the area of the Garaszewo and Obodrzycka streets. There are 2 areas which will be offered for sale in September. One area (divided into 2 plots) is located at Garaszewo st. with a total surface of 22 294 m2 and the other one of 27 444 m2 in the neighborhood of the Obodrzycka st. The reserve price for the first area at Garaszewo St. is 8 500 000 zł (23% VAT included) while tendering security payment - 850 00 zł. The second area at the Obodrzycka st. reserve price is 10 500 000 zł (23% VAT included) and tendering security payment is 1 050 000 zł. The tendering security is to be paid no later than 23 September 2021. Unlimited oral tender for the sale of properties will take place on 30.09.2021 at 10 a.m. at the Poznań City Hall.

2 more investment grounds in the area of Garszewo and Obodrzycka streets were announced for sale by open tender in October! The first area (composed of 1 plot) at Garaszewo Street with a total area of 23 998 m2 - reserve price is 9 100 000 zł (23% VAT included), tendering security payment- 910 000 zł. The other ground (also composed of 1 plot) is situated in the area of Obodrzycka and Garaszewo Streets with a total surface of 18 541 m2. Its reserve price is 7 000 000 zł (23 % VAT included) while tendering security is 700 000 zł. The tendering security is to be paid no later than 27 September 2021. Unlimited oral tenders for the sale of properties located in Garaszewo Street (Żegrze district), will take place on 4.10.2021 at 10 a.m. at the Poznań City Hall.

The local spatial development plan "terenów Poznańskiego Centrum Logistycznego Franowo-Żegrze w Poznaniu" for the zone 5P/U allows the construction of building up to 25 m high and in some parts between 9 and 12 m with a built-up area of 60% of the surface. Among the advantages of the areas in this district, it is worth mentioning i.a. good location at the grounds of the Kostrzyn-Słubice Special Economic Zone, which means that investors might apply for long-term support for new investments.

The Mayor of Poznań has published a list of other areas to be announced for sale in the future. Among them, you will find areas attractive by their location and with good connections with other parts of the city or even the surrounding communes. 

Jana Pawła II Street - Łacina Street - Krzysztofa Komedy Avenue - at the vital traffic and transfer junction and next to a popular commercial centre

The main asset of the grounds between Jana Pawła II and Łacina streets and Krzysztof Komeda avenue is undoubtedly their excellent location. An investment field with a total surface of over 5000 m2 is located at the Rataje roundabout, which offers easy and quick bus and trams connections to other parts of the city and closest communes. In the direct neighbourhood, there is Posnania shopping mall, Rataje bus station, regional road Poznań - Katowice. The reserve price of the grounds is 17 400 000 zł (23% VAT included). For parts of the grounds the local spatial development plan "Łacina - Południe - część A" w Poznaniu allows buildings measuring 64 m of height and on the remaining areas no more than 25 m of height. Olsztyńska Street - a green corner for urban villas lovers

An investment field (composed of 7 plots) at the Olsztyńska Street with a total area of 28 068 m2 should be interesting for investors specialized in multifamily housing with the character of urban villas. The grounds are located in the attractive vicinity of a greenery wedge, not far from recreation areas of Kierskie, Strzeszynek, and Rusałka lakes. Their reserve price is 34 000 000 zł (23 % VAT included). The local spatial development plan "Smochowice-Sianowska" w Poznaniu allows for the construction of spatial dominants with a height of 15 meters in the zone 13MW, with a built-up area of a maximum 30%, and at least 40% of greenery. No services or detached garages are allowed on the investment grounds. Therefore the area may become another favorite green corner for amateurs of urban villas and green spaces.
