Space for business in Poznań. Results of a joint study by the Poznań City Hall, Cpl Poland and Colliers

The Poznań experience! Business services sector in Poznań - analysis, challenges, and trends is a report presenting Poznań in terms of investment attractiveness for companies in the modern business services sector, employment prospects for university graduates, real estate potential and opportunities for support from local units of the City Hall. The analysis was prepared by the City of Poznań, Cpl Poland, a global provider of innovative recruitment solutions and Colliers, a leader in the real estate industry. In total, over 50 companies and almost 500 employees were surveyed.

Investor Relations Department, responsible for cooperation with potential and existing investors in the Poznań market, notes the growing importance of the modern services sector in the local labour market and monitors new trends and market requirements. The department strives to promote the potential of Poznań through a number of projects aimed at different groups of recipients. These include:

  • BPO/SSC Week - an event that allows secondary school students to learn about opportunities in the modern services industry by connecting schools with BPO/SSC companies.
  • Work in Poznań - a publication of Investor Relations Department, prepared for the autumn edition of the job fair. The folder contains descriptions of companies and current employment offers for students or graduates just starting their careers, experienced employees, as well as for those wishing to change their careers.
  • Poznań na Językach - a translation competition organised by the Education Council of the School of Language and Literature at Adam Mickiewicz University in cooperation with the City of Poznań and representatives of the modern services sector.

The measures taken by the City Hall are having a real effect, which is also confirmed by the results of the survey.

- 87 per cent of respondents indicated that Poznań is a good place to work and develop professionally and 81 per cent confirmed that the local labour market is attractive. The survey also showed that as many as 86 per cent of respondents would recommend Poznań as a place to work. Another important element is the cost of living, which in Poznań is lower than in Warsaw, Krakow or Wrocław. From the perspective of both the employee and the investor, the element that attracts people to the city is the constantly developing market for modern office space. Modern complexes of this type are built in various parts of the city every year. Thanks to the diverse and attractive local real estate market offer, the City can offer solutions to the new needs of investors and candidates - comments Anna Mastalerz, Division Manager ML & Business Services at Cpl Poland.

Space for business

The mentioned office property base is another important element for the development of Poznań's modern services sector. The city's office fabric is developing steadily, which means that office buildings are attracting new tenants on a regular basis. The city does not have one office zone, but at least several such areas, which is also important from the perspective of new investors, who also want to operate at a certain distance from the competition.

Companies are looking for space that, in addition to office space, takes care of the well-being of employees and is equipped with the latest technological solutions, such as intelligent building management systems, high-speed internet access, and is conducive to a hybrid working model. One such space is the site of the old buildings of the former city works, located in the city centre. An area of approximately 5.5 hectares, it will be renovated by a developer who will create a complex there with office, retail and residential functions, as well as art and exhibition spaces.

- Demand for offices is returning to the Poznań market, but tenants' expectations of the space they are looking for are changing. The introduction of hybrid working models has led to an increased interest in offices that allow a flexible transition between remote and office work, providing the necessary tools and infrastructure. ESG issues are also not insignificant. Tenants are increasingly choosing buildings with green certifications, such as LEED and BREEAM, which provide high energy efficiency and minimal environmental impact, in addition to supporting employee wellbeing - we are seeing that companies want to be in places that offer recreational spaces, fitness facilities, relaxation zones, as well as access to natural light and greenery. The year 2023 has brought new challenges for developers, property owners and occupiers alike. Among the key ones are the increasing restrictions in obtaining financing for new office investments, rising construction costs and the need to seek savings due to energy price increases - comments Sebastian Bedekier, Partner, CEO of Colliers office in Poznań.

What is also important for the Poznań modern services sector is the support and care for investments coming directly from the Poznań City Hall, including the investor service team, perfectly familiar with the needs of both smaller and larger organisations. The City's cooperation with investors makes Poznań's office projects among the most modern in Europe.

Involving both companies and employees from the modern services sector in the survey allowed us to update our knowledge of the dynamics of the sector's development in Poznań and to tailor solutions to activities supporting the development of this sector in the city. As part of the report, two surveys were carried out: one targeted at companies in the modern business services sector and the other at employees who, at the time of the survey, were employed by companies in this sector in Poznań.
