Long-Awaited Investment in Poznań Set to Begin. Eiffage to Redevelop the Historic Tram Depot in Jeżyce

Today - empty, unused land. Soon - a vibrant new destination on the map of Poznań, offering modern residential units and a wide range of commercial amenities. This is how the former tram depot site on Gajowa Street in Jeżyce is about to change. The French developer Eiffage is launching an ambitious mixed-use project that will seamlessly weave contemporary architecture into the city's historic urban fabric, giving it a completely new dimension.

The complex on Gajowa Street was the oldest tram depot in Poznań, operating for 130 years until 2010, when the last tram departed. Since then, despite its central location, the site has remained vacant. Within just a 5-minute drive lies the main railway station, and only 10 minutes away - Poznań's Old Market Square. The area enjoys excellent public transport access, with numerous tram and bus stops nearby. Just next door is the Old Zoo, surrounded by restaurants, cafés, shops, and various service points.

This will soon change thanks to Eiffage's investment, which will deliver two residential buildings, a revitalised depot, and restored heritage facilities located on the same plot.

Drawing on the area's rich history, we aim to preserve its heritage while giving it new life - he adds.

A New Urban Landmark for Poznań

The centrepiece of Eiffage's investment will be the revitalisation of the historic tram depot, which will once again become a vibrant part of city life.

The site will feature over 5,300 square metres of usable floor space, offering a diverse mix of functions. The investor envisions restaurants, cafés, boutique retail units, and a modern food hall, alongside premium office spaces. Two additional heritage-listed buildings on the plot will also undergo renovation.

- Designing within such a sensitive and distinctive urban fabric as Jeżyce requires deep respect for the site's context and history - says Łukasz Ekwiński, architect at the Demiurg studio, responsible for the project. - The former tram depot on Gajowa Street is a location of great value - both urbanistically and socially. Our goal was to create a space that integrates naturally with the Jeżyce landscape while opening this part of the city to its residents - he explains.

Living at the Heart of the Action

The first phase of the development will deliver Residential Building B, featuring high-quality materials and elegant design details in the common areas - including stone flooring, steel balustrades, and LED lighting. Entrances will be finished with modern fixtures, glass panels, and decorative elements. The apartments will feature wooden or aluminium windows, and reinforced, acoustic entrance doors. The building will be equipped with silent-running lifts from leading manufacturers.

Outdoor spaces will include landscaped greenery, urban furniture, bicycle racks, and an extensive green roof, providing an eco-friendly complement to the architecture. Together, these elements will create a carefully designed living environment that blends urban energy with comfort and privacy.

Future buyers will be able to choose from nearly 230 residential units, ranging from compact studios to five-room apartments.

- The new residential buildings have been designed to coexist harmoniously with the historic depot halls. The entrance square from Gajowa Street will be transformed into a green public space inspired by the original tram track layout - an integral part of the site's history. Reducing paved areas in favour of green zones will enhance the local microclimate and aesthetics, while adding social and ecological value - adds architect Łukasz Ekwiński.

Revitalisation with a Vision

The Zajezdnia project (Tram Depot) reflects a growing trend in European cities - the revitalisation of post-industrial sites located in central districts. Such projects breathe new life into urban spaces, providing residents with attractive meeting and leisure spots while preserving historic architecture and local heritage.

The completion of the entire development is scheduled for the fourth quarter of 2028.
