There is probably no other Polish regional city with such a large property in the very historical city centre. The city hospital operated for years on an area of over 1.3 ha located just at the Old Market Square - the heart of Poznań. Now, this very attractive area may change its purpose and the image of the city's old part, as well as become the flagship of contemporary Poznań. On 29th August the invitation for tenders for the purchase of the city-owned developed real property at Szkolna Street, Kozia Street and Podgórna Street will take place. The principal assumption of the architectural and urban concept drafted by the team from TRIGONY was to create such land development which would fully exploit the possibilities offered by the area at Szkolna, Podgórna and Kozia Streets, while taking into consideration the conditions specified in the valid local land use plan and the conservator's recommendations. The conducted analysis and study works allowed to develop a functional concept with buildings featuring a total usable area of approx. 26,700 sq. m. The proposed functional arrangement introduces a usable area within the very centre of Poznań, with parking space necessary for the service of the property situated within the investment area. An asset of the study are also the historical city walls existing in this area fitted into the designed buildings. This unique monument, incorporated into the planned functional arrangement will considerably increase the prestige and attractiveness of the investment.

The project has been embedded in an area dominated with the service-related city-centre development. The proposed solution introduces modern architectural solutions into the existing urban fabric and simultaneously retains the balance of urban composition and coherence with the surrounding historical elements. A walking route is designed among the city walls, on the ground floor level, joining the majority of the elements with each other in terms of functionality and utilisation. The route is to introduce additional pedestrian traffic into the block, which will increase the value of its development. The proposed traffic solution creates a curve leading the employees and customers among the historical walls to particular facilities constituting the dominants of the developed space, starting at the entrance from Szkolna Street, and ending on the inner patio within the development designed on the side of Kozia Street.

The area subject to the offering is perfectly connected with the city - there are tram and bus services nearby. Excellent location in the functional, historical and cultural heart of the city. Hospital was being constructed in stages up to 1902. Parking space, a small green with decorative fountain and single trees and shrubs on the courtyard. The hospital has discontinued its operations in this place.

According to the spatial land use plan of the "Old City Part in Poznań", there is an obligation to maintain and/or introduce only residential function and/or functions specified in the plan on the subject-matter area. Only the following functions are admitted: culture, hotel accommodation, education including tertiary education, commerce, gastronomy, offices and service craft, and health.
