MIPIM real estate fair 2023 - investment areas of the City of Poznań

On 14-17 March 2023, the representatives of Poznań will be promoting attractive investment areas at the must-attend event of the real estate industry - the MIPIM. Visited by an average of 25,000 participants from all over the world, the MIPIM real estate fair offers an unmissable opportunity for the wide promotion of Poznań as an investor-friendly city.

Poznań will be one of the 2.5 thousand exhibitors, such as the European capitals (London, Paris, Riga, Stockholm) large or small Polish cities, as well as foreign regions. MIPIM is attended by leading real estate industry companies and institutions. For many years, the fair has also been attended by investors active in Poznań - Garvest, Pekabex, Cordia, Skanska, APP Projekt, WPiP, etc.

- I am glad that among the investors who are partners of Poznań at MIPIM, there are new companies implementing ambitious projects in Poznań. To me, it is a sign that investors consider our city as an attractive location for their investments - says Jacek Jaśkowiak, the Mayor of Poznań adding that - that the presence of the Polish cities at the MIPIM 2023 will be strengthened by the Polish Investment and Trade Agency.

- The investment offer for this year's MIPIM fair, composed of many interesting areas, diverse in terms of size, location, and functions of the properties, may be of interest to investors with different profiles - informs Bartosz Guss, the Deputy Mayor of Poznań.

Not every property is yet prepared for sale. The City will also promote the grounds to be sold in the future so that investors could prepare to buy them. There are 16 areas, mostly "greenfield" (without buildings) of various functions and sizes, which are scattered throughout the city - says Magda Albińska, Director of the Real Estate Management Department.

Most of the areas, 12 properties, are intended for residential and service development, and they are the following:

  3. J.H. Dąbrowskiego Street - Polna Street
  4. 6 Gąsiorowskich Street
  5. 7 and 7a Golęcińska Street
  6. Janickiego - św. Wawrzyńca Streets
  7. 13, 15 Michała Kajki Street
  8. Mieleszyńska Street area
  9. Niepodległości Avenue - Przepadek Street
  10. Roosevelta Street
  11. Ugory and Czapla Streets area
  12. Unii Lubelskiej Street

- Such a big number of grounds meant for housing or services results of our constant care for the substantial needs of the present or future residents - informs Bartosz Guss, the Deputy Mayor of Poznań.

The properties are in attractive downtown locations, near the airport, the Poznań Główny Railway Station, and the green areas. A novelty is the promotion of very small residential or service properties from 0.06 ha (at 51 Dąbrowskiego Street), in addition to large investment fields of over 2 ha (at Roosevelt, Bukowska or Unii Lubelskiej Streets). These properties are intended for multifamily housing, but the offer also includes two areas for single-family housing - at 7 and 7a Golęcińska Street and one field at Ugory and Czapla Streets.

Commercial premises may be built at the Rataje roundabout, on two fields with a total area of over 1.4 ha. The tender for the sale of field 4U in the area of Brneńska and Anna Jantar streets (2774 m2) will take place on 16 March (reserve price is 9.1 million PLN). Two years ago another area at Rataje roundabout, the field 2U, was sold (Jana Pawła II Street - Łacina Street - K. Komedy Street).

Thanks to the vicinity of "Wolne Tory", the future new district of Poznań, it is worth paying attention to the property in the area of Hetmańska and Górecka streets, also intended for services.

Industrial and service investments can be implemented on an over 9-hectare property, consisting of several fields (7P/U, 11U, 6KP, and 7KP) in the area of Obodrzycka, Sarbinowska and Garaszewo Streets, which is also partly intended for non-public car parks.

- The previous sale of 4 investment fields in the Obodrzycka, Sarbinowska, and Garaszewo Streets area (the 5P/U area) proves that the promotion of Poznań real estate properties at the MIPIM fair and other international, but also Polish events is effective - states Katja Lożina, Director of the Investor Relations Department.

The 9-hectare property at Chojnicka Street, offered excluding sale, is a proposal for the tourism, recreation, and sports sectors.

The grounds presented at the MIPIM fair are located, for the most part of them, in the areas to which the requirements of local spatial development plans refer.

A special offer for the MIPIM 2023 consists of the 3 perfectly connected areas in Śródka (the part of Poznań near the Cathedral) rynek Wielkopolski, and rynek Wildecki with a total size of over 6 ha, where underground cubature car parks may be built in the future. Currently, these properties serve as markets or sports fields. The locations on rynek Wielkopolski and rynek Wildecki are both located in the paid parking zone. The properties on rynek Wielkopolski and Śródka are located within the range of the valid zoning plans. If building car parks in these pre-selected locations will be possible, the City will try to preserve their functions.
